Bridge-Hard Money

Primarily for income producing value added properties in stable markets. Land and "for sale" housing projects considered on a very selective basis. Provable value, borrower equity and capacity to execute a business plan are critical.

From $1,000,000 and up.

Conventional Portfolio

Typical institututional underwriting. LTV on multi-family up to 80% in select markets. 70% to 75% in most other markets. Property types include multi-family, commercial, MHP, Assisted Living. Some hospitality and gas station loans are still available.

Loans from $500,000 and up.

DAAP

THE DISTRESSED ASSET ACQUISITION PROGRAM (DAAP) is designed to provide capital to developers and investors acquiring assets at discount from lenders. 

Candidate deals must have a current market valuation.  Loans are up to 80% LTC.  Higher leverage available in select situations.  The borrower must have a track record in developing and operating the asset type and a business plan that shows value creation within a two to three year period.

Hospitality

Flagged Hotels and Motels. Must have inside room entry. Terms of 5+5 yrs with 25yr AM

No Prepayment Penalty

Fixed rate 3, 5,7 and 10 year fixed rate programs with no pre-payment penalty. Limited availability on 10 year fixed rate term. All commercial property types including some hospitality. * Program not available in all markets

This is a bond placement program. Excellent rates and maximum proceeds are available.

Church Loan Portfolio

This is a portfolio product. Church must be operating for a minimum of 3 years with solid leadership.

DAAP

This program is focused on funding the developer or asset manager acquiring properties or notes from a lender at deep discount. The program can also fund short pays on existing loans. The goal is to be able to fund in weeks. Borrowers must have experience, cash equity in the transaction and a business plan that creates value with a realistic exit strategy with 36 months.

THE DISTRESSED ASSET ACQUISITION PROGRAM $2,000,000 to $40,000,000

TARN Commercial Paper

This is a bond placement program based upon the collateral provided by a bank letter of credit. Today's rates are as low as 3.75% to 5%. Suitable for all real estate types provided borrower has capacity to generate a letter of credit
